Questions About Digital Twin on GCC Projects

Is a digital twin the same as a BIM model?

No. A BIM model is a design and construction tool — it represents what was intended to be built. A digital twin represents what was actually built and how it is performing right now. The BIM model is the starting point. The digital twin is continuously updated with real operational data — sensor readings, maintenance logs, equipment replacements — throughout the life of the asset.

When should we start building the digital twin — at design or construction?

At construction — ideally from the point of CDE setup. The earlier you configure Autodesk Forma to capture structured asset data, the richer your Tandem environment will be at handover. Starting at construction means every piece of installed equipment is tagged, located and documented as it goes in — not reconstructed from paper records after practical completion.

Does our facility manager need Autodesk training to use Tandem?

No — Autodesk Tandem is browser-based and designed for facilities teams, not CAD operators. Accienta delivers role-specific training for FM leads on your configured environment. Most facility managers are operational within one training session. No Autodesk software installation is required on their devices.

Is Autodesk Tandem required on GCC government projects?

Digital twin deliverables are specified by a growing number of GCC government and developer clients — including NEOM, DGDA and major Saudi Aramco capital programmes. The specific platform requirement varies by client. Accienta reviews your employer information requirements and advises whether Autodesk Tandem is the correct platform for your specific project mandate.

We already have Autodesk Forma — do we need a separate Tandem licence?

Yes — Autodesk Tandem is a separate product with its own licence. However, because Tandem is built to connect directly with Autodesk Forma, the integration is native — no middleware or third-party connectors are required. Accienta advises on the correct licence structure based on your asset type, size and operational requirements.

What happens to the digital twin if we switch FM contractor?

The digital twin belongs to the asset owner — not the FM contractor. When an FM contractor changes, Accienta manages the access transition — revoking the outgoing contractor's permissions and onboarding the incoming team to the existing Tandem environment. The twin and all its data remain intact and owned by the developer or client.
